Significant changes introduced under the Building Safety Act 2022, which came into effect on 1st October 2023, have strengthened the requirements of the Regulatory Reform (Fire Safety) Order 2005.
It is now a legal requirement for all non-domestic premises, as well as the communal areas of residential buildings in England and Wales, to have a suitable and sufficient written Fire Risk Assessment, regardless of the number of occupants.
In addition, the Fire Risk Assessment must be properly documented, and the identity of the competent person who carried it out must be clearly recorded.
